Bahia Lomas Marina

Bahia Lomas Estates will have two separate marinas, one set aside for the lot owners, and one for the general public. The public marina will be a full service operation consisted of 100 slips, a 100 ton travel lift to haul out boats to 85’, gas/diesel engine sale/service and fiberglass repair. A 5 acre dry storage area for do it yourself repairs and long term storage. A 200 boat Hi & Dry boat rack building is planned for 2008.

Lot owners may choose to buy one of the 46 slips separate from the commercial marina.
Under Panama law no one can own the beach and land under the water.
Panama offers Concessions for the right to use and build over the water. These Concessions are leases for 10 years and are renewable. The water Concession will be shared by all lot owners and there guest.

Bahia Lomas Estates has bought these concession rights and though the dock owners association each member will have an underwater sub-lease for there slip and will own the actual dock and equipment on it.
Design and materials are being finalizing, at present there will be 46 slips; the slips will be constructed using 8’wide concrete floating docks with 4’ wide X 16’long finger piers with metered water and electric for each slip. The slips will handle a 36’-40’ vessel with a beam of 12’ and a 6’draft. Two on shore building with restrooms and showers are planned. The dredging of the area and construction of the docks will start in the spring of 2008.
Only lot owner’s can purchase slips.
Phase I price for the slips will be $84,000, and a 50% down payment to reserve a slip is required. The remaining balance is due when your slip is completed. We anticipate a price increase after the first of the year.
Association fees for owning and maintaining a slip will start at approximately $50/month. The ultimate cost of this will largely depend on what Owners vote for.
